Application Requirements

Please read everything on this page as it will address all the questions we receive regarding the application and leasing process.

FAIR HOUSING: We fully comply with all Federal and State Fair Housing laws. We do not discriminate against any person based on race, color, religion, sex, national origin, familial status, disability, gender, gender identity, or sexual orientation. We also comply with any state or local laws that provide additional protections beyond the Federal Fair Housing Act. Upon request, reasonable accommodations and modifications will be made to policies, practices, or the property when required to provide equal access and use for individuals with disabilities. Properties are rented to the most qualified applicant(s) based on objective and consistently applied screening criteria. This statement reflects our good faith intent to comply with all applicable fair housing laws.

INCOME REQUIREMENTS: Applicants must have stable, verifiable income equal to at least three (3) times the total monthly rent. Income must be verified through documentation such as recent pay stubs, employer verification, bank statements, direct deposit history, or tax returns for self-employed applicants (two years required). Active-duty military applicants must provide a copy of their LES and orders. Additional documentation may be requested as needed.

CREDIT & RENTAL HISTORY: Applicants must have no evictions or summary ejectments within the past two (2) years, and rental history must be satisfactory or better. We use third-party screening services to evaluate credit, criminal background, rental history, and employment verification. Additional factors that may be considered include accounts in collections, charge-offs, bankruptcies, and Rent Bureau data. Non-U.S. citizens without a Social Security number must provide alternative screening documentation. If an application is denied based on information obtained from a consumer reporting agency, the applicant will be provided with the agency’s contact information in accordance with the Fair Credit Reporting Act.

CRIMINAL HISTORY: Applications may be denied if an applicant’s criminal history indicates a potential risk to the health, safety, or welfare of persons or property. This may include offenses involving harm to persons or property, drug-related activity, or weapons. All applicants are evaluated using consistent, objective criteria in compliance with Fair Housing laws.

APPLICATION FEE & SUBMISSION REQUIREMENTS: A non-refundable application fee of $60.00 per applicant is required and covers the cost of background checks, credit reports, and screening assessments. All individuals eighteen (18) years of age or older who will reside in the property must submit a separate application, including dependents. Applications must be submitted through our official website, and we do not accept applications from third-party platforms. Applications will not be processed until all intended occupants have applied, and all requested documents have been received. Submission of an application and payment of the fee does not guarantee approval. Any false, incomplete, or misleading information may result in denial of the application, forfeiture of the application fee, and possible lease termination if discovered after occupancy.

MULTIPLE APPLICATIONS & PROPERTY RESERVATION POLICY: Multiple applications may be submitted and considered for a property at the same time. Applications are reviewed using consistent, objective criteria and are not processed on a first-come, first-served basis. Applicants may contact our office to inquire whether applications have already been submitted; however, additional applications may be received at any time. Once an applicant is approved, they will be notified and provided with instructions for the next steps. Approved applicants will be given three (3) business days to submit the required security deposit and any applicable fees. Once the deposit is received, the property will be removed from the market and reserved. Failure to submit the required deposit within the specified timeframe will result in the property remaining on the market and the cancellation of your application.

SECURITY DEPOSIT & WITHDRAWAL POLICY: Once a security deposit has been paid, the property will be removed from the market and reserved for the approved applicant. If the applicant chooses to withdraw or does not proceed with the lease after the deposit has been paid, the applicant will be responsible for a prorated amount of rent for the number of days the property was held off the market. This amount may be deducted from the security deposit. Any remaining balance, if applicable, will be handled in accordance with North Carolina law.

INITIAL RENT PAYMENT: The initial rent payment must equal one (1) full month’s rent. Rent will be prorated based on the move-in date, and any overpayment will be credited toward the second month’s rent. If possession is taken on or after the twentieth (20th) of the month, the tenant will be required to pay the prorated rent for the remainder of that month along with the full rent for the following month at the time of move-in.

PAYMENT REQUIREMENTS: The security deposit and initial rent must be paid as two separate payments, as they are deposited into different accounts. All funds must be paid using certified funds, such as cashier’s checks, certified checks, or money orders.

RENTER’S INSURANCE: Tenants are required to obtain renter’s insurance. Please confirm specific coverage requirements with the leasing agent prior to submitting your application. Tenants are solely responsible for insuring their personal property, and neither the landlord nor property manager is responsible for loss or damage due to theft, fire, storms, or other events.

APPLICATION DISQUALIFIERS: Applicants may not qualify if they have had an eviction within the past twenty-four (24) months, have an outstanding balance owed to a previous landlord or apartment community, are currently past due on an auto loan, have multiple delinquent credit accounts, or owe a balance to a utility provider such as Duke Energy.
