Application Process

What is needed to make an application

For more information you can click the "Application Criteria" tab in the upper right corner of this page.

 Please read everything on this page as it will address all the questions we receive regarding the application and leasing process.

 Every person that will be living at the property eighteen (18) or over will need to fill out their own application. This includes children (18 or over)/dependents living at the property. We do not accept applications from any third-party website (Zillow, Hotpads, etc.) We do not have paper applications. We do not accept applications at the office.


The application fee is $75.00 per applicant. This charge covers OUR COST in obtaining a comprehensive background check, credit reporting, etc. That we process on every applicant. This fee is NOT refundable and does not guarantee under any circumstances that you will be approved for any of our properties.


· Applications are not processed until ALL applicants have applied for the property.


  Landlord references, if applicable, are required on all prospects applying. Please make sure correct information is provided in the application to expedite the review process. Fraudulent Landlord or residency information provided is immediate grounds for denial.


  After submission of all applications, review and verification can take up to two business days. Landlord referrals take the most time, so please make sure the information provided is correct for your landlord.


  You must be on your job a minimum of 6 months.


  Our minimum-security deposit is the equivalent of one months’ rent.

 

Upon lease execution and acceptance of the security deposit, you will receive detailed information on how to schedule an appointment to pick up keys. 

Tenants are permitted to take possession of the property only on the 1st or the 15th of the month. If either date falls on a weekend or recognized holiday, an alternate move-in date may be approved by office staff. Any exception to the 1st or 15th move-in requirement must receive prior approval from management. 

Move-In on the 1st: 
Tenants are required to pay one (1) full month’s rent at the time of move-in.  

 

Move-In on the 15th: 
Tenants are required to pay the prorated rent for the remainder of the current month plus one (1) full month’s rent for the following month at the time of move-in. 


DO NOT APPLY IF:
· You have had an eviction within the past 24 months.
· You currently have a balance owed to any previous Landlord and/or apartment
complex within the last 24 months.
· If you are currently past due on an auto loan payment.
· If you have multiple credit accounts currently past due.
· If you owe Duke Energy or any other utility companies.

Your Air Conditioner Is Working Hard

With the current heat wave in Greensboro, temperatures are reaching extreme highs. Your air conditioning system may be running longer than usual, and in many cases, this is completely normal during periods of excessive heat.

Understanding the 20° Rule

During extreme summer temperatures, most residential air conditioning systems are designed to cool your home by approximately 20°F below the outdoor temperature while operating efficiently.

Example:

  • Outdoor Temperature: 100°F

  • Expected Indoor Temperature: Around 80°F

 

Attempting to cool your home significantly below this range during extreme heat may cause your system to run continuously without reaching the thermostat setting. Longer run times on very hot days are often normal and help maintain a comfortable indoor temperature.

 

Help Your A/C Perform Its Best

✔ Replace or clean your air filter regularly to maintain proper airflow.

✔ Keep blinds and curtains closed during the hottest parts of the day to reduce heat from the sun.

✔ Run ceiling fans to improve air circulation and make rooms feel several degrees cooler.

✔ Keep exterior doors and windows closed to prevent cool air from escaping.

✔ Limit the use of ovens, dryers, and other heat-producing appliances during the hottest part of the day whenever possible.

✔ Keep your outdoor A/C unit clear of grass, leaves, and debris with at least 2 feet of open space around the unit for proper airflow.

 

When Should You Call for Service?

Please contact us if your system is:

  • Not cooling at all

  • Blowing warm air

  • Frequently turning on and off

  • Making unusual noises

  • Frozen or leaking water
